The Opportunity:

In the real estate collapse we saw an opportunity to purchase land at a steep discount. Simultaneously, we knew demand would return to supply constrained markets and that by offering a unique product focused on delivering unprecented value and exceptional design we would be able to achieve tremendous results for our clients and investment partners.

The Plan:

We are building a new concept in condominium apartments…new lofts. The concept is predicated on a building that respects the history of the neighborhood while offering loft style living in a brand new building. Eight apartment homes are being constructed on the site to prove the concept with more planned once the results are in.

The Opportunity:

Marchi Real Estate Partners purchased a 25-unit apartment building in East Orange, NJ. The property had been purchased out of foreclosure by the group that sold it to us and was in very poor condition. We identified this as the worst building on the best block in a gentrifying town. In addition we realized that the property had unique advantages that the market had overlooked in valuing the property such as substantial off street parking in a city that does not allow on street parking over night, proximity to transportation and shopping, a potential development parcel and a cap rate imbalance relative to recent comparable sales.

The Plan:

Marchi Real Estate Partners hired an on site management company to run day to day operations. We managed the rehabilitation and renovation of the property emphasizing the unique selling points of the property.

Result:

Within budget but substantially faster than originally planned Marchi Real Estate Partners was able to put the property on the market for a cash on cash return to our investment partners of 61% in 18 months.
